Though the barndominium’s exterior may not look like a family home, inside you will quickly see how warm and welcoming it truly is!
Breaking the mold of what a home would “traditionally” look like, owner Cody Waters opted to create a space that was both functional and beautiful. The exterior of the South East, Idaho home is a modern mix of dark grey and black, with numerous large windows that let in an abundance of natural light.
Cody Waters South East, Idaho barndominium is a great example of how barndominiums can be custom designed and constructed to suit each owner’s lifestyle. Waters is the owner of a construction company, C. Waters Construction LLC, which built the home. Ensuring that he had a space where he can conveniently incorporate work and home life, the barndominium features an attached garage that spans 1,250 square feet with a 20′ ceiling. There is also a large shop attached which covers 2,000 square feet and has 16′ ceilings. In the shop, there is also a 500-square-foot open loft and office space.
The exterior of the property, while having somewhat of an industrial vibe, also has a warm feeling due to the presence of personal touches such as the flag.
An aerial shot of Cody Waters barndominium shows the function of the property, which is ideal for a construction company. It features plenty of parking and a wrap-around driveway that gives easy access to the shop, and the home itself is set back from the street.
Heading indoors, we first take a peek at the large shop and garage. The space is perfect for a construction company owner’s needs with more than enough room for vehicles, equipment, and materials.
Waters didn’t skimp on the fun in his shop either, adding a basketball net and a hot tub! The rest of the space is open and airy, with plenty of room to move around.
While you may have been tempted to think this Rigby, Idaho barndominium by C. Waters Construction LLC was all business, you are about to see how cozy and welcoming the living area is!
We begin in the barndominium’s bright and spacious kitchen, which makes a big statement in a small space. The unique ceiling keeps the industrial style that was previously noted on the exterior, while the diagonally run plank flooring offers some visual interest. A mixture of materials such as the wooden details on the ceiling and around the window is a softer contrast to the metallic accents and stainless steel appliances.
A few added personal touches make this kitchen feel like it could be found in any suburban neighborhood! With the light from the window, the space feels bright and welcoming and the fabric decor incorporated throughout the home gives it a warm feeling.
The kitchen flows directly into the living room, which sports the same dual-level ceiling with contrasting materials. The focal point, a modern yet rustic fireplace, is beautifully trimmed with weathered wood. When combined with the white shiplap along the back walls, the vertically run flooring, and personal touches such as throw blankets and area rugs, this space is beyond cozy.
Located off of the kitchen is a large walk-in pantry that provides all the space and storage necessary! Hiding unsightly appliances and housing all the extra appliances and food, this covetable pantry is the perfect addition to Waters’ beautiful barndominium.
Throughout this carefully-crafted barndominium, we find spaces that are meant for function but have been elevated also to be beautiful. This home is a great example of how to achieve both! From the rich dark cabinetry to the unique tiles, this laundry room is both stylish and practical!

Cozy and foot-friendly carpet lines the stairs while the industrial-style mesh fencing not only ties in perfectly with the decor theme, it also adds a layer of safety with the open wall.
The Waters gorgeously customized barndominium in South East, Idaho, features two full-sized bathrooms. The first bathroom is a guest bathroom and is conveniently set off from the main living area. Incorporating many of the design elements that we previously spotted around the home (tile flooring from the laundry room and wood trim from the fireplace), this washroom is both functional and stylish.
The second bathroom in the Waters barndominium is the always enviable master ensuite. Once again, we find a mixture of decor and design that stay true to the home’s overall theme. The dark cabinetry pops against the neutral wall color, and the tile continues to bring fun and excitement to each room. His and her sinks are an added luxury, ensuring getting ready to begin or end your day is a breeze.
A large cupboard provides enough storage for everything from cleaning supplies to clothes and accessories. The shower is a luxurious corner unit that is trimmed with the same wood details as we have seen and features beautifully tiled flooring.

The vertical flooring continues through the master bedroom, as does the unique ceiling, providing each room with so much visual interest.
